A real day-to-dusk render, live today. Drag to compare — the power lines and neighbouring roofline are untouched.

The toolkit

Six edits, one compliance layer

Every example below is real output from our own pipeline — no stock, no mockups. Each edit comes back the same way: with the unaltered original, the disclosure wording for where you publish, and machine-readable marking.

Classifications come from our own rules engine, not from marketing copy. Virtual renovation is marked restricted because changing paint, flooring or permanent fixtures is prohibited in several markets even when disclosed — we would rather tell you that before you buy than after.

The actual product

The edit is the easy half

A study of roughly 40,000 listing images in early 2026 found 10.8% digitally altered, and more than 90% of those carried no disclosure at all. Not because agents intend to mislead — because photographers deliver JPEGs with no record that anything was changed.

The pixels are a commodity. The compliance layer is the thing almost nobody ships.

CaliforniaBus. & Prof. Code §10140.8In force 1 Jan 2026
A licensee publishing a digitally altered listing image must include a conspicuous statement on or adjacent to the image, and a link, URL or QR code to a publicly accessible page showing the original, unaltered image.
Summarised from the statute. Note what it asks for: not a label, a link to the original.
Canopy MLSRule §1.18.1Verbatim
“A nonstaged (original) image MUST be included immediately before or after the AI enhanced or virtually-staged photo(s).”
Quoted verbatim from the rulebook.
SDMLSPhoto standardsVerbatim
“Labeling alone is not sufficient… Upload the original, unaltered photo and place it adjacent to the altered image within the photo sequence.”
Quoted verbatim from the rulebook.

And where we could not read the rulebook, we say so. Bright MLS, NWMLS, NTREIS, MetroList, Georgia MLS, FMLS, MLSListings, SABOR, Realtracs and REBNY all gate theirs to members. Those rows are marked unverified rather than guessed at. Competitors publish per-MLS fine schedules that appear in no published rulebook — being the accurate one is the point.

Quality

What we throw away

Every render, from every tool, is measured against your original before you see it. You get shown which attempts failed and why — including the ones you never saw.

Framing held to your original

Generative editors quietly widen the field of view and invent scene outside your frame. That is peer-reviewed, not folklore. Every render is compared against your photo and discarded if the building moved.

Rejected above 2% drift

No window lit that was dark

A house where every window glows is the tell that gives away a dusk edit. We light only windows already showing interior detail — or none at all.

Off by default

Exposure that reads as a photograph

Blown highlights, crushed shadows, oversaturation and banding are measured against your original. We reject the render rather than ship "too dark to be believable".

Four measures, per render

Transparency

Marked before it leaves

EU AI Act Article 50(2) applies to providers of generative systems, and a product placed on the market now gets no grace period. Marking runs on every render. There is no switch to turn it off, because a conditional path would cost more to build than it saves.

  • Invisible watermark

Survives JPEG re-compression, resizing and minor cropping.

  • IPTC / XMP metadata

The field Google and Meta actually read.

  • Visible burned-in label

Required in Germany and Austria, and by MLSs that reject captions.
