Virtual Staging AI’s home page says “Fully MLS compliant: No misrepresentation”. That describes the image. The rules we can read put the obligation on the listing instead.

California’s Business and Professions Code §10140.8(a)(1) requires the advertisement to include “a statement disclosing that the image has been altered and a link to a publicly accessible internet website, URL, or QR code that includes, and clearly identifies, the original, unaltered image.” CRMLS’s guidance on Rule 11.5.2 says “the original, unaltered version must appear in the listing immediately before or after the digitally enhanced image.”

No tool’s output is compliant by itself, ours included. What complies is the disclosure and the original, published with the photo. That is the part we hand you.

Its Terms of Service say the service is “provided by Zillow, Inc.” We have not looked beyond the Terms.

For volume, Virtual Staging AI: its Basic plan is 6 photos for $25 a month, and higher tiers cost less per photo. For one listing without a subscription, Duskly’s $29 covers every photo up to a ceiling of 60 renders.
