MLS photo size checker

Check listing photos against the size, file and format limits your MLS publishes, and resize the ones that miss. It runs in your browser, so nothing is uploaded. Free, no sign-up.

JPEG or PNG, as many as you like. They stay on your device: nothing is uploaded.

REcolorado (Matrix) publishes: up to 50 photos. Quotes and sources

What this checks: pixel size, file size, file format, orientation where the MLS asks for one, DPI where it sets a limit, and how many photos the listing can hold, against the numbers each MLS publishes. It does not look at what a photo shows: people, signs, logos, text on the photo, or edits such as virtual staging. Those rules are quoted below, and an edited photo also needs a disclosure.

The right size, and the right look

Duskly turns a day exterior into dusk, stages empty rooms and clears clutter, and gives you the disclosure wording and a public page for the original. Free to try at preview size.

What we checked and where the rules come from

Every number comes from the MLS’s own help pages, quoted with the page and the day we read it. We count a megabyte as 1,000,000 bytes, the stricter reading. Where a page gives a size without saying which side is the width, a photo that fits it as written passes and one that fits only turned gets advice. Flexmls is the exception: CRMLS prints its limit as 3000 x 2000 and ARMLS as 2000 x 3000, so either way round passes. Advice is shown as advice, never as a failure.

Each MLS also has its own page with these limits and its rules on altered photos: MLS photo requirements.

FAQ

About MLS photo limits

It depends on the MLS, and they differ. Canopy MLS says Matrix “saves all listing images at 2048 pixels wide x 1536 pixels tall, so this is the recommended minimum size” and that “Images where either dimension is larger than 3000 pixels may fail to upload.” San Diego MLS gives “Minimum size: 640 x 480 pixels” and “Maximum size: 3072 x 2304 pixels” for Paragon.

Some MLSs take them and some do not. The CRMLS Flexmls page and the San Diego MLS Paragon page both list .png. Canopy MLS says “Other file types (even if they are built on the .jpg standard, such as .png) will not be accepted by the system.” Bright MLS says “Accepted file type is .jpg.” Resize to fit turns a PNG into a JPEG.

Of the MLSs here, Canopy MLS sets the strictest limit: “The maximum file size of any specific image is 6MB.” CRMLS and ARMLS, both on Flexmls, publish 15 MB. Realcomp says “The maximum size for a single photo upload is 20MB.” SmartMLS publishes “a 40mb file size limit per photo.”

From 40 at SmartMLS and Unlock MLS to 150 at Bright MLS, which says “You may add up to 150 photos per listing.” The ARMLS Flexmls table lists photos per listing as “Unlimited”. The checker counts the photos you add against the number your MLS publishes.

Not at Bright MLS, MLS Now or San Diego MLS, whose rules we quote. Bright MLS says “Photos must not feature brokerage firm signs, agent logos, or identifying markers.” and, on contact details, “Can I overlay my contact information on a photo? No.” MLS Now prohibits “visible branding, watermarks, photos of agent/broker, marketing overlays, QR codes”. San Diego MLS says photos “may not include For Sale or yard signs, people/pets, text, QR codes, branding, or advertising.” A disclosure label is different: Canopy MLS wants one on the image itself for virtually staged and AI-enhanced photos, and says “adding it only in the captions is not allowed.” This tool does not look at what is on a photo.

It only makes a photo smaller, never larger, starting at JPEG quality 92. If a file cap needs it, quality steps down to 80 at most, and only after that does the copy get smaller in 10% steps. The copy is upright and in sRGB. Camera details such as date and location, and any Content Credentials, are not carried over. Your original file is not changed and never leaves your device.

No. A pass means the photo is within the numbers we compared: pixel size, file size, format, orientation where the MLS asks for one, DPI where it sets a limit, and the photo count. MLS rules also cover what a photo shows and how edits are disclosed. Your MLS’s own rules are the final word.
